Conditions of Sale 1. All properties are sold "as is". 2. Any unpaid real estate taxes, special assessments, special improvement district taxes or assessments, past due or current property owner's association dues, tax liens or other clouds on title or matters filed for record against the property not extenguished by or included in the foreclosure action and the Trustee-Mortgagee's Foreclosure Sale are the obligation of the Purchaser. 3. The successful Purchaser at the Sale shall pay the full purchase price in cash or by certified bank funds on the day of the sale as directed by the Party conducting the Sale. 4. The successful Purchaser at the Sale will be responsible for purchasing all required revenue, document or tax stamps and for paying all the recording fees for the deed. 5. The successful Purchaser at the Sale will be solely responsible for removal of all persons, personal property and effects from the purchased property. 6. Removal of any encroachments or resolution of encroachment or boundary line issues, either in favor of or against the interests of the Purchaser, will be responsibility of the Purchaser. Pest infestation or damage to the property will be the responsibility of the Purchaser. |
